01 : Can you also introduce me to apartments that are not listed on the website?
Yes, certainly. By filling in our request form or by contacting us by phone or e-mail, we can find you a property, not necessarily listed on the website, that matches your preferences.
02 : How do you set up utilities such as gas, water, and electricity?
Once the move-in date is decided, the utilities can be set up by the Lessee. Please note that the Lessee will be required to be there, in person, when the gas is turned on. If you require help during these procedures, we will be more than pleased to assist you.
03 : May I visit a property today?
As long as a sales staff is available and the key can be arranged, we can schedule a visit today!
04 : Can I keep pets in my apartment?
We manage several pet friendly apartments, but most of our furnished properties do not allow pets. Please inform us if you own a pet or intend to have a pet before visiting an apartment.
05 : What is the standard balance between the rent and my monthly income?
In general, a healthy balance is that your living cost does not exceed 1/3 of your monthly income. However if a corporate contract, where the company covers your apartment rent, this rule may not apply.
06 : Is it possible to see a property before the tenant moves out?
In most cases this is difficult, unless the owner intends to sub-lease his/her own property.
07 : Is it necessary for me to have a guarantor in order to sign up?
Yes, in most cases a guarantor is required. A guarantor must be a person who resides in Japan and satisfies the requirements as a guarantor, such as a stable income. In the case that you do not have a guarantor, you can use the services of a guarantor company with an extra ?fee. (usually 50% of the montly rent for the first year and 10,000 yen annualy there after.)
In the case of a corporate contract, a representative of your company or third person may act as your guarantor. Please contact us for further information.
08 : What if I do not have a guarantor and do not want to spend money on deposits?
If your intended stay in Japan is less then a year, a serviced apartment can be a reasonable alternative. We can offer you a large variety of fully furnished apartments in central area of Tokyo. Please feel free to contact us.
09 : Are rental apartments furnished?
In most cases they come unfurnished. However, the newer apartments are fitted with a laundry, dryer, and dish washers.
10 : What kinds of documents do I need to prepare in order to apply for an apartment?
11 : Is it possible to apply before viewing the property?
Although possible, we suggest that you visit the property before you sign the contract since a penalty fee is required to cancel it.
12 : How long does it take from start of application to move-in?
It depends on the screening process, but please be prepared to wait at least two weeks before you can move into the apartment. Your move in date can be arranged after your application is approved.
13 : Can I apply for a room that already has an applicant?
Rental Applications can be submitted, but the applicant(s) preceding you will have priority. When more than one application is submitted, then the first qualified applicant will be approved for placement. Remaining qualified applicants may consider other properties available from Tokyo Apartmentfs rental list.
14 : How many days can I expect the screening process to take?
It depends from case to case, but generally the process takes about 7 business days. Please note that the screening process will only begin once all the required documents are complete.
15 : Generally, how long is the lease contract?
In most cases the contract is valid for two years and can be renewed unless a tenant submits a termination notice. In some cases, however, the lease is set for a fixed period and cannot be renewed. Since some apartments require a contract renewal fee and a service charge, please ask before you sign the lease contract.
If you wish to terminate your contract before it expires, you will be required to give the owner or real estate manager a notice in advance. Notices in document form are required from one to two months in advance depending on the contract. You will be required to pay the rent if a notice is not handed in on time.
16 : Do I need to pay the monthly rent in advance?
Yes, the monthly rent is required in advance. The accepted payment methods and the due date will depend on the contract.
