REAL ESTATE TERMS (Tokyo Furnished and Unfurnished Long-term Apartments)
01 : Rent
In general rent is paid in advance on a monthly basis. In most cases, when moving into a new apartment you are required to pay for the first two months.
02 : Deposit - Shikikin
Most apartments in Tokyo require a deposit that may vary from two months rent to as much as six months worth of rent. This deposit is refundable, however, a portion may go towards the repairs after you move out.
03 : Guarantor - Hoshonin
A guarantor, or hoshonin, is someone who takes responsibility for paying your rent in the case you are unable to pay. The guarantor has to be financially stable and residing in Japan. For those who cannot find a guarantor, there are companies which can act as your guarantor. The fee is usually equivalent to half a month to one monthfs worth of rents.
04 :Key Money Reikin
This is sometimes referred to as "Thank you money" or "Gratuity money" and in general equivalent to two monthfs worth of rent. This money is not refundable.
05 : Agent Fee
This is the fee paid to the real estate agent for the service of introducing apartments, taking care of paper work, and applying for utility services. One month's rent is the standard commission.
06 : Management Fee
This is monthly fee to maintain the building and garbage disposal costs, etc.
