Rental Flow | Serviced Apartments

STEP 1:Inquiry

STEP 2:Apartment Information/Viewing

In general, prior viewing of serviced apartments is not permitted.
Please ask our staff in charge for prior viewing upon request.

STEP 3:Apply

We will send you an Application form via email. Please fill it out and return to us.
We will also require a scan/photocopy of your Passport information page and for any additional guest staying with you

<Individual Contract>
(1) Application form
(2) Housekeeping application form
(3) Contractor's photo ID
(4) Photo ID of resident
(5) Contractor's business card or employee ID

<Corporate Contract>
(1) Application form
(2) Housekeeping application form
(3) Resident photo ID and documents that can prove employment
(4) copy of the registration certificate (got within the last 3 months)
※Valid photo ID Ex:) driver's license, passport, residence card)
※Additional documents might be required. (Employee ID card, Certificate of Registered Seal, etc.)
※Cancellation after application will incur a cancellation fee of 50% of the fixed monthly rent

STEP 4:Screening

Based on the submitted documents, a move-in screening will be conducted.
It takes 7 to 8 business days from "the confirmation of submitted documents"→"passing of screening"→"issuance of documents such as contracts and invoices".
※Please note that we may refuse your application in some cases as a result of the screening process and cannot provide the reason for our refusal.

STEP 5:Sign

Once your application has been approved, the person taking responsibility for the apartment will need to sign the contract.
-Guarantee Fee
<Individual Contract>
required to join to the rental guarantee service of Casa Inc. Guarantee fee will be 3% of total invoice amount for every month
*No refunds after moving out.
<Corporate Contract>
Deposit will be charged based on the length of the contract.
・Less than 12 months contract period: 100,000 yen
・More than 12 months: 1 month's rent
Please note that bank transaction charges are the responsibility of the customer.
If there is no damage to the room after you move out, the full amount will be refunded.

Housekeeping (Weekly or bi-weekly): 1,100 yen (tax included) ※regardless of contract period
Move-out cleaning fee: studio type: 22,000 yen (including tax), 1Bed type: 33,000 yen (including tax), 2Bed type: 44,000 yen (including tax)
-Payment Methods
<Individual Contract>
Rent, move-out cleaning fee, and other expenses will be deducted together with 3% of the guarantee fee from Casa Inc.
<Corporate Contract>
Rent / Final cleaning / others: Bank transfer
*After completing your application, we will send you an invoice by data (PDF)
*We will send you a contract and agreement by mail.
*Contract and Agreement: Please return the original after signing

STEP 6:Check In

After signing the contract and confirming payment, we will provide you with move-in information.
The move-in time is from 4:00 p.m. If you need to move in before that time, please contact us.
*One month's prior notice is required for early termination after moving in. If less than one month has passed from the desired date of early termination.
you will be required to pay the rent for the next month.
*Please report any damage or defects in the room within 3 days after moving in.
If not report, we consider no damage exists before your check in.
*For a request of stay extension, notify 2 weeks prior to the expiry date. We may arrange it if rooms are available.

STEP 7:Check Out

Check out time is 12:00 pm. If you would like a late check out, please contact us in advance. Key is to be returned at Front desk or into the mailbox (your room number)

STEP 8:After Check Out The Room/Statement Account Of Deposit

After move-out the room, we will check the room for damage and other incurred charges. If there is any damage or lost items in the room, we will charge you additional fees.
If a deposit has been received, the refund will be deducted from the deposit.
*Please note that tenant will be responsible for any bank transfer fees or currency exchange fees associated with the refund.
Please understand that it takes about one month after move out to refund the deposit.
Overseas remittances may incur a transaction fee of 4,000 yen to 6,000 yen. Please specify a domestic bank account as much as possible.
